Luxurious residential project of apartment buildings and villas with swimming pools in Karlobag, 27 of them to be exact, on 27 plots with a total area of 23,169m2.

The project plans to build 11 apartment buildings, 8 semi-detached villas and 8 detached villas.

There is already a building permit for 6 apartment buildings and communal contributions have been paid.

The road has been built and all the necessary installations have been carried through it, it needs to be asphalted.

The entire project was created according to the rules of the urban development plan.

The villas are superbly designed, the design is beautiful, perfectly integrated into the surroundings and with a lot of meaning.

Villas labeled A1 have a garage with 6 parking spaces in the basement and a staircase leading to the ground floor. In addition to the garages, there are an additional 6 outdoor parking spaces next to the villas. On the ground floor there are two identical three-room apartments, each with a view of the sea, a covered terrace and designed to fulfill the 5-star classification. The surface area of each is 87.95m2 NKP.

The first floor also contains two identical three-room apartments, almost identical to those on the ground floor, except that they have terraces that are partially covered, and the area of the apartments is 85.82 m2 NKP.

The second and third floors of the villas are reserved for duplex apartments. On the lower floor of the apartment there is a spacious open-space area with a living room, dining room and kitchen, a mostly covered terrace, a storage room, an entrance area, a bathroom and a staircase leading to the upper floor. On the upper floor of the apartment there is a hallway, three bedrooms, one of which is designed as a master bedroom with its own bathroom, wardrobe and access to its own loggia, two additional storage rooms that can serve as wardrobes and an additional bathroom.

Given that the first 6 villas were previously designed and the current owners were completing the project with an additional 21 villas, they followed the initial design with horizontal lines, flat roofs and a combination of glass on the terrace fences. There is one central staircase in all the villas, and the apartments are mirror-designed on each floor. The project shows a minimal difference between the previously designed villas and the subsequently designed ones, in terms of the front central part of the building where in the newly designed villas each apartment is more clearly emphasized and the terraces are not connected.

Under the designation B1, there are 8 semi-detached villas each with an area of 272.44m2 NKP, each of which is equipped with a private pool, covered parking space, garden and terraces.

The ground floor of the semi-detached villa consists of a covered area in front of the entrance, an entrance area, a bathroom and a technical area, a living room with a dining room and a kitchen in an open-space concept oriented towards the sea, a spa area with a jacuzzi and a sauna, and a small toilet, which are oriented towards the terrace and the outdoor pool.

On the first floor there are three spacious bedrooms, each with its own terrace, bathroom and walk-in closet. Two of the three bedrooms also have private spa areas with an indoor jacuzzi, and one of them even has two terraces.

Under the designation B2, there are 8 detached villas each with an area of 233.27m2 NKP, each of which is equipped with a private pool, covered parking space, garden and terraces.

Their concept is very similar to villas B1, as far as the layout is concerned. The ground floor consists of a covered area in front of the entrance, an entrance area, a bathroom and a technical area, a living room with a dining room and a kitchen with a pantry in an open-space concept, which are oriented towards the sea, a spa area with a jacuzzi and a sauna, which are oriented towards the terrace and the outside pool.

On the first floor there are three spacious bedrooms, each with its own terrace and bathroom. One bedroom designed as a master bedroom has an additional terrace with a private jacuzzi.

In order to make up for the lack of outdoor space that should provide luxury, the designers made sure to make up for that lack with elements of luxury inside each villa - a spa area equipped with a jacuzzi, sauna, lounge area, toilet and shower connected to an outdoor pool and terrace and a fireplace which is positioned between the spa area and the living room and is visible from both sides. Very spacious bedrooms with private bathrooms and terraces are also part of the elements of luxury.

All villas have a concept to meet the 5-star categorization.

On one of the plots there is a substation made only for this settlement.
